Deal Parameters
Price Range: $250,000 to $2,000,000 for single-family homes and up to $5,000,000 for others, flexible based on asset quality and potential.
Cap Rates:
Value-Add: 5% - 9%+
Core-Plus: 4% - 7%
Condition: From well-maintained assets to those requiring significant capital improvements.
